This rental-property return simulator was built by a private individual for his own investments, then opened to everyone.
An engineer who also invests in rental property through his own SCI (a French property company taxed at corporate tax). He built this tool to manage and evaluate that company’s properties: the ones it already owns and the ones it is thinking of buying.
A gross yield does not tell you what a property really earns. Three things decide the real return, and the tool tries to show them clearly, year by year:
It is a simulation tool. It applies general formulas, described in the methodology, to the figures you enter and to assumptions (growth of rents, of the property’s value, rates) that you can change.
It is not financial, tax or legal advice. The results depend entirely on what you enter and on those assumptions, and the actual tax of a given situation may differ. Before any decision, have your figures checked by a professional (accountant, notary, wealth adviser).
Your properties and simulations are used only to show you your reports. They are neither sold nor shared. The site shows no advertising and uses no audience-measurement tool.
